Whether you are a real estate investor or looking to move to a different home, selling a house can be stressful. While there are all sorts of methods to find success selling your home, one popular way to appear attractive to buyers is through staging. Home staging is the act of preparing a private residence to go on the real estate market. The idea is that by appealing to a range of potential buyers, you are more likely to sell your property quickly and for a higher price. You can highlight your home’s strengths and downplay its weaknesses with the following staging tips.
1. Banish Clutter
The most important step for a home sale is eliminating clutter. Too much furniture or too many items make rooms seem smaller and more worn. It’s a good idea to rearrange your furniture and belongings to create an open look, which is popular in the current market. If any one room in your house serves as a junk magnet, repurpose it into a feature that will add value to your home. Small furniture or fabric additions can transform a room completely.
2. Update Finishes &Â Coloring
Painting can be a cheap way to help stage a home for selling. A fresh neutral coat will help tone down any dated features of a home. Warm and natural hues can make potential buyers feel welcome. Bold wall colors can be overwhelming in large spaces. Deeper tones can be utilized in bathrooms, dining or bedrooms while traditionally kitchens and living rooms sell best in lighter shades.
Furthermore, painting a room the same color as the adjacent room will make the room appear bigger. While new appliances or furniture may seem extravagant just before selling, consider new doors, hardware or drawer fronts that are more aesthetically pleasing on a smaller budget.
3. Lighting
Staged homes usually feature great lighting. Increasing the wattage in your lamps and fixtures as well as aiming to have 100 watts per every 50 square feet are easy fixes. Be sure each room has ambient (overhead), task (pendant) and accent (table, wall or décor) lighting as opposed to just one or two fixtures as light sources.
Oftentimes, the best way to make your home attractive to buyers is by putting yourself in their shoes. It’s a good idea to think about what first drew you to buy the home in the first place as opposed to why you are now selling it. Understanding the most favorable aspects of your home can help you stage it most effectively.
